Arizona Trustee's Sales Fee Schedule

Our fees charged to process your foreclosure are much less than what other companies charge. ATS charges a flat rate of .5% of the outstanding loan balance plus the cost of the TSG, with a minimum $700 total charge. We do not apply additional fees on top of our flat rate. Trustee Fees

The Trustee's Fees cover all steps in the standard non-judicial foreclosure process for the State of Arizona. These steps include the Statement of Breach preparation, Substitution of Trustee preparation and recording, Notice of Trustee's Sale preparation and recording, multiple Beneficiary notifications and updates, Trustee Sale Guarantee (TSG) ordering, TSG analysis, Additional Lien Holder Notice, Property and Court House Posting, Consecutive Publishing, IRS/Bankruptcy Considerations, Reinstatement Quote Preparation, Credit Bid preparation and acceptance,Trustee Sale, Bidder Deposit/Collection/Retention, Deed Transfer, Postponement/Cancellation considerations, Excess Proceeds Disbursement, Deed Transfer, among others. While most companies charge additional fees for EACH of these services, Arizona Trustee's Sales charges a flat rate for ALL standard services pertaining to the non-judicial foreclosure. Title Fee

Title fees include the ordering of the TSG from the title company. This is a standard charge that is incurred by all Trustees who process foreclosures. The TSG is issued to the lender and trustee, to be used for a non-judicial foreclosure. The charge for the TSG preparation, via the title company, is a factor of the total outstanding debt. For example, the cost of ordering a TSG on a $75,000 note, is roughly $546.00 (.73%), where the charge on a $600,000 note is roughly $1470 (.25%). Recording Fee

Recording numerous docuements with the Maricopa County Recorder's Office, are necessary throughout the process of a non-judicial foreclosure in Arizona. Each document that is recorded requires an additional expense to process. Most Trustee companies pass these recording charges in addition to travel and time expenses incurred, on to the client. Arizona Trustee's Sales does not pass this charge on to the client as it is included in our flat rate for all Trustee services. Mailing Fee

Throughout the process of a non-judicial foreclosure in Arizona, numerous notifications are required to be mailed to lien holders of the property. Initial mailings include copies of the Statement of Breach, Substitution of Trustee, and the Notice of Trustee's Sale. Additional mailings are sent after the TSG is received, and will notify additional lien holders that their interest in the property is at risk. Most Trustee companies pass these mailing charges in addition to travel and time expenses incurred, along to the client. Publication Fee

Publication of the Trustee's Sale by the Trustee, is an additional step required in the non-judicial foreclosure process. Publication of the Trustee's Sale must occur for four consecutive weeks, in a general circulation newspaper in the county in which the property is located. The Trustee will incur an expense to publish the Notice of Trustee's Sale. Most Trustee companies pass these preparation expenses and publication charges, along to the client. Posting Fee

Posting a copy of the Notice of Trustee's Sale is also a necessary step in the foreclosure process. The copy will be posted on the trust property, along with the court building in the county in which the property is located. Most Trustee companies pass these preparation, time, and travel expenses on to the client.
